There could be about 250 new homes built on 20 acres near Kirksey Drive in Â鶹´«Ã½ after a rezoning request was approved.
The Â鶹´«Ã½ City Council approved rezoning the property, currently listed as 0 Ula St., Morganton, from low density district to medium density district.Â
The property, currently owned by T.L. Norman Land Company, is under contract with another developer who has plans for the 20.64-acre property. Realtor Allen Curtis spoke on behalf of T.L. Norman Land Company owner Tim Norman at the meeting Monday night.
“This is part of what our city and our county needs, is this rezoning to be able to have more housing,†Curtis said.
The developer looking to close on the property hopes to bring about 250 single family houses or townhomes to the property.
Some restrictions written in the deeds of properties near the tract included:
There must be a 30-foot buffer between any development on the tract and the last property on Dogwood Drive closest to the tract and the boundary of Smoke Rise Drive.
The property will not be able to be accessed from Dogwood and Smoke Rise drives or Curtis and Brooksie streets until 21 years after the death of the last living resident of Dogwood Drive in 2015.
The site would be accessed from Kirksey Drive, according to the city. T.L. Norman Land Company also owns two tracts to the southeast of the property which already were zoned as medium density district.
